I have uploaded additional photos and a video tour of the property to the following drive: 20259 Mill Street. Attached, you will also find my analysis of the comps. With the amount of land and outbuildings for this particular property, there aren’t many recent sales with similar features. However, I do believe the buyers would consider an offer below asking. Not by much, but there should be at least a little room for negotiation.

Thanks for being so quick to get me this information. I guess picking you because your name sounds as though you’re part of the town’s founding family was the right call. I’ll follow up after I’ve had the chance to look over everything you’ve sent.
To answer your earlier question, I plan on turning the arena into a synthetic ice rink. Would I need any permits for that?

I blinked rapidly as I tried to process her response. As far as I knew, nobody in Mooreville had ever put a rink up on their property, not even a small one in the backyard. There was already a rink in town with two sheets of ice, and the park district had an outdoor rink they opened during the winter months. Plus, plenty of ponds froze over when it got cold enough outside. Vienna had to be a skating fanatic to want a rink of her own, let alone one the size of the riding arena I had taken pictures of earlier today. It also made me reassess her email address and convinced me that she just might be a serious buyer.

Since the synthetic rink would be installed in an existing structure, I don’t believe any permits or inspections would be required. I could check with the local code inspector if you’d like.
Please note that with the property's zoning, the rink would need to be for your personal use.

I didn’t hear back from Vienna for several days, and my doubts returned. Not for long, though. One week after she first contacted me, I woke up to another email from her.
